Barnsbury, Islington. Residential Renovation for Sale 2025
Client Intro
This project was undertaken for a private vendor looking to maximise the resale value of their property in the highly desirable Barnsbury area of Islington. With a strong understanding of the local market and buyer expectations, the focus was on delivering a design-led refresh that would elevate the property while remaining tightly aligned to budget.
As with many sale-driven projects, the goal was clear; to create a space that feels fresh, aspirational, and move-in ready, without unnecessary spend.
Project Scope / Client Brief
The brief was to transform a dated property into something bright, modern, and visually appealing to a broad buyer audience, while carefully controlling costs to protect and maximise profit.
Rather than undertaking a full structural renovation, the strategy focused on targeted, high-impact upgrades; improving key areas such as the kitchen, bathroom, and lighting throughout the property. Every decision needed to balance aesthetics with return on investment, ensuring the finished space would stand out in a competitive London market.
The Property Challenges
The property presented a number of typical challenges of tired finishes, bad lighting, and a layout that needed to feel more open and functional without structural changes.
Budget was the primary constraint. A full replacement of key areas such as the bathroom would have significantly increased costs without delivering proportional uplift in value. The challenge was to identify where investment would have the greatest impact, and where existing elements could be retained and elevated instead.
Our Interior Design Solution
This project is a perfect example of how thoughtful, design-led decisions can deliver maximum impact without overspending.
The dated timber kitchen was replaced with a clean, off-white handleless design, immediately brightening the space and appealing to a wider audience. A statement splashback, combined with mirrored and layered lighting elements, enhances light and creates a sense of space. A corner was intentionally left open to accommodate a compact breakfast table, adding functionality while maintaining flow.
In the bathroom, we avoided a full replacement, instead upgrading finishes with durable vinyl flooring and tile-effect wall panels. A new wall-hung vanity and mirrored storage improved both practicality and visual appeal, while retaining the existing bath and toilet delivered significant cost savings.
Throughout the property, lighting was completely rethought – replacing single fittings with integrated, dimmable LED solutions to create a more considered and contemporary feel.
The result is a property that feels brighter, more spacious, and ready for sale – achieved through strategic design choices that maximise both appeal and return.
