Rob Roy - Boutique Hotel, 2024
Client Intro
The Rob Roy is a significant Victorian stone building nestled on the banks of the River Tweed. Once a traditional inn, it carries a rich history as a lively hub of social activity and culture.
A grand, yet unassuming structure in many ways, the interior design has been carefully curated to reflect and respect the building’s historical roots. The restoration has retained its period character and charm, while infusing a playful, comfortable edge befitting a modern boutique hotel.
Scope/Client Brief
The brief called for the transformation of the historic inn into a refined yet relaxed boutique hotel – one that speaks to its Victorian heritage while creating a warm, stylish space for both locals and travellers. The client envisioned a space that would balance tradition with comfort, elevate the guest experience, and honour the building’s architectural legacy.
Central to the concept was the communal bar and lounge, imagined as the heart of the hotel, designed to capture the lavish ambience of grand Victorian interiors, while remaining welcoming and versatile.
Challenges
One of the key challenges was restoring the original features without compromising the functionality and comfort expected from a modern boutique stay. The building’s period details needed to be preserved and highlighted, yet seamlessly integrated with new layouts and services.
Lighting posed another challenge — achieving the right balance between ambient atmosphere and functional illumination, especially in the darker colour palette chosen for the interiors. Spatial flexibility was also essential, particularly in the lounge, which had to serve both daily hospitality and special occasion functions.
Interior Design Solution
The design approach focused on highlighting the building’s historic bones while layering in a luxurious, lived-in aesthetic. The communal bar and lounge became a centrepiece, inspired by the opulence of Victorian drawing rooms. Rich, deep hues — heritage pinks and browns — were paired with shimmering surfaces and warm, considered lighting. Subtle illumination picks out ornate ceiling cornices, while the timber wall panelling adds depth and drama to the space. The lounge is arranged with individual tables but can be easily reconfigured for celebrations, set against a stunning, characterful backdrop.
Wall-panelled hallways in a bold blue tone lead to the guest rooms, acting as a transitional gallery space with curated artwork celebrating local culture and creativity. Within the rooms and suites, herringbone flooring and deep blue walls set a restful tone. Furnishings were chosen for their comfort and charm — cosy yet elegant, with an undercurrent of fun. Desks and refreshment areas are discreetly integrated, allowing for both work and relaxation.
The en-suite bathrooms continue the design narrative with confident use of timber panelling, vintage-inspired tiles, and premium period fixtures and fittings — all carefully chosen to echo the building’s character while offering guests a boutique luxury experience.
